**Payments are to be made on the first day of occupancy.If rent/tier is not paid by the due date, your land will be reclaimed and all your items returned to you.
**Tenant must include his/her partner in the rental box before group invite sent to the partner. Tenant gets group invite automatically. In case tenant removes his/her partner from the rent, the partner will be removed from the group. ONLY REGISTERED TENANTS ALLOWED TO REZZ OBJECTS, OTHERWISE IS VIOLATION TO RENTAL RULE RESULTING IMMEDIATE TERMINATION.
**After you pay you rent, you will receive PAVLIN group invitation automatically. As soon as you join the group you will be able to rezz and use doors and blinds, and so on.
**You can add your roommate as rental partners using rental box menu (which is the number by your gates}.
**There are no refunds on rent or deposits made towards rent. Please notify me as soon as possible if you encounter any difficulties .
** Residents are not allowed to rezz their objects outside of their lot borders, and especially in public areas.
** OVERPRIMMING! Every rental house has specific amount of allowed prims. This amount is listed when you make your first payment therefore you agree to pay for specific amount of prims. As a result, in case of overprimming, your rental price will go up AUTOMATICALY and WILL NOT go back down again. If you paid the way ahead your rent will be cut in half or more, accordantly.
**ANY MANIPULATION OR ATTEMPTS TO MANIPULATE THE RENTAL RULES WILL BE RESULTING IMMEDIATE RENT TERMINATION AND BANING.

* No obnoxious behavior. This includes griefing and incessant shouting. As a courtesy to others, no overtly sexual attachments on communal property. No littering.
*No bothering neighbors or visitors .
* No weapons.
* NO BREEDABLE animals allowed!
* No objects in the sky any kind!
* No hate speech
* Scripting is allowed; however, over use of scripts causing unnecessary lag or sim crashing is prohibited.
* Do not build/move objects into other land. Stick to within your plot parameters. Right click on land to see your land lines as well as a land info.
* I worked hard terraforming the land and hope it adds to the overall effect and character of the Island. As such, terraforming by residents is disabled. However, if you require small changes to your plot, this can be accommodated. Please IM Vita Camino
* In order to put your own house, replace the house or terraform, 4 weeks payment is required, Not all houses can be changed! Some are built into environment.
* All buildings must conform to the sims Bali theme. Outrageous structures and non-confirming builds will be removed.
* You may not sublet the property.
* No clubs, commercial outlets, casinos or advertisements are allowed.
* You can use security orbs , but strictly within your house limits, set to parcel limit. If you dont have an orb, it will be provided to you.
* Renters are responsible for their guests.
* I am constantly working on my sim resort improvement and will inform you about any changes.
* These rules may be updated.
* I dont sell the land to tenants, however land is deeded to the group, and group members has more control in "About the Land". You can rename your parcel, manage ban list, put music url etc.
The lease can be terminated by either party as needed - for instance, for a violation of the above guidelines. No Rent/Tier OR Purchase price refund will be made. Obviously, I don't want to do that!
